The property was bought by the owners of the famous Friargate restaurant Coco’s Soul Food in 2019, but they were forced to abandon their plan to renovate the building due to financial problems.

A Coco’s spokesperson said: ‘We intended to convert the property into a restaurant and community gathering area.

“The building was in very poor condition and needed major reconstruction. It had to be brought back to bare brick and everything, including the roof, had to be completely rebuilt.

“We have spent most of our savings and resources. Covid has had a massive effect on our business, and soaring building material and food prices have left us financially stranded.

The property was added to Rightmove on January 26, where the listing says there is “lots of potential to convert the current pub into a beautiful restaurant overlooking the River Ribble”.

He continues: “The property has spacious land which has the potential to build a number of apartments subject to planning permission.”

The property had previously been purchased by Nadeem Sadiq in 2015.
